Letting Service

Outlined below are the steps involved in our Letting Process.

  1. One of our experienced negotiators will call to your property to assess the market rent and make any necessary recommendations in order to maximise your rental income.
  2. If required, we will organise a BER Assessment to be carried out by our assessor, where a BER Certificate is not already in place.
  3. Your property will be advertised and marketed through a number of different portals including our own website, Daft.ie, MyHome.ie. and across our social media channels.
  4. Viewings of your property will be arranged. We appreciate that they have to fit in with a client’s lifestyle. With this in mind, viewings are conducted outside normal working hours and at weekends where appropriate.
  5. Comprehensive vetting of potential tenants will be carried out, to secure the most appropriate tenant for your property. 
  6. Once a suitable tenant has been chosen, the holding deposit and one months rent in advance are secured.
  7. The Lease Agreement is drawn up with your input and full inventory of property contents is prepared and signed off by both ourselves and your tenant.
  8. A member of our team will meet with your tenant(s) upon move in, to hand over the keys and ensure that utility readings are recorded and transferred to the new tenant(s) name.
  9. Tenant(s) are registered with the RTB (Residential Tenancies Board).
  10. When your tenant is in situ, our team will keep you informed of all relevant updates to property legislation, and a copy of all pertinent documents will be sent to you for your files.

Management Service

Our management services commence on the day the tenant moves into the property. Each client will have slightly different requirements, and to ensure your property is well looked after and maintained our services are tailored to meet your needs. 

They will typically include the following:

  1. Rent is monitored and lodged to your designated account within maximum 48 hours of receipt less expenses.
  2. You will receive monthly account statements via email, and annual reports for your end of year tax returns.
  3. We act as a Tax Collection Agent for our non-resident Landlords. 
  4. Routine inspections are carried out on a regular basis. Photographs and a signed report will be emailed to you post inspection with any necessary recommendations.
  5. We act as the point of contact for tenants in relation to all repairs and maintenance. Fully qualified maintenance teams across all trades are on hand to provide a speedy service to resolve issues as they arise.
  6. We look after all correspondence with the Residential Tenancies Board, including annual registration, annual rent reviews and ensuring files are kept up to date with all relevant details
